We have seen the shopping centers emptying out as well. This is the case in all of our territories throughtout the Western US. I meet with developers every week and each one of them tells me that they cannot get funding to upgrade, build, or repair their centers. However, we are starting to see our small account permitting division pick up a bit. We re finding that though many of the large chain stores are not expanding the mom and pops are starting to open stores due to the decreased rental rates that kept them out of the market in the past. Also, after speaking with many of the large chain stores it appears that they are waiting for the recession to ease a bit more before outlaying the money to upgrade their images to a fresh new post recession look.

We haven't rec'd a call or money, not that we expect to get anything. Fortunately, they owed us a very small amount. We had just recieved a check before they went out of business so I consider us lucky.

Welcome to the forum Chris. Are you starting to fill out more and more title 24 forms with your electrical signs for CA?
Oops, still learning the system. I just made a double post.
Our firm has been filling our the Title 24 documents for several years now. In the beginning only a handful of cities in California required them; however, more are now.

It has been our experience that if you do not remove the sign structure and only change out electrical components that only an electrical permit wil be required. Occasionally, cities will ask if any other maintenance will occur on the sign. The reason for the question is to determine if 50% or more of the sign is being replaced. If that is the case most municipalities require that the sign be permitted as if it were new and make sure that everything conforms to current code restirctions. These results are typical of California, Arizona and Nevada.
